NV5 provided civil engineering and master planning services for the redevelopment of the former Gates Rubber Factory.
The preliminary engineering services included developing conceptual solutions for water, sanitary sewer, and storm drainage facilities on site to serve the future development. Our work included investigating existing infrastructure, estimating future demand, developing preliminary utility layouts and sizing, and providing preliminary construction cost estimates. In addition, NV5 supplemented the existing field survey data for selected existing facilities on the property.
The factory was a Denver landmark for more than 85 years as the home of the Gates Corporation.
The 50-acre site will continue to be a significant destination for the city of Denver as it is redeveloped with residential, office, retail, and entertainment venues. This transit-oriented development surrounds a RTD light-rail station and park-n-ride facility. The project will transform the property from its historic, heavy industrial use into a transit-oriented, mixed-use development to serve as an intermediary economic hub between downtown Denver and the Denver Tech Center.
