For more than 15 years, NV5 has provided civil engineering services for the approximately 128-acre master planned development that will ultimately incorporate office, recreational, commercial, theater, and residential uses, in the area bounded by Mission Gorge Road, Trolley Square, Cuyamaca Street, the San Diego River, and Magnolia Avenue in Santee, California.
Services were initiated with due diligence for site acquisition by Ryan Companies. Activity continued with design for the 8-acre Hartford office site, providing initial presence in the area for Ryan Companies and included significant roadway improvements for widening of Mission Gorge Road and RiverView Parkway. Mass remedial grading design then was provided for a 70-acre portion of the ultimate development, to accomplish removal and recompaction of four to eight feet of underlying alluvial soil and preliminary design for realignment of the Las Colinas drainage channel. Services continued with tentative and final mapping of the master plan area, followed by design of the RiverView Office Park and the associated widening or extension of public improvements in Town Center Parkway and RiverView Parkway.
Services also included design for realignment and upsizing from 15-inches to 18-inches for the Padre Dam trunk sewer that diagonally traverses the site; traffic signal design at two intersections; and CLOMR [Conditional Letter of Map Revision] and LOMR [Letter of Map Revision] for partially revised FEMA mapping of the San Diego River. All services were performed in response to master plan development requirements by the City of Santee, and in conjunction with the County of San Diego (as underlying owner) and Ryan Companies (as developer).
